In 2010 Ovental Group started building reconstruction of the former spinning and weaving factory named after Petr Anisimov. The task was to turn an abandoned industrial complex into creative space and implement teams, with creative skills built on the talent of members of staff, innovation and uniqueness of the services provided.
In May 2011 Baltik Company started the installation of engineering systems of heating, water supply, drainage, ventilation and air conditioning facilities of the site.
The building is a technology monument and a piece of factory industry development in Russia. When working on this project, the Baltik Company designers took into consideration the modern requirements of the developer by the criterion for the business center «B+». According to the criteria there should be included air conditioning systems on all the floors and a general ventilation system that satisfies all the sanitary standards. As the base for energy saving solutions, designers used air handling units with heat recovery manufactured and with a rotary heat exchanger from A-CLIMA. Following detailed discussions about cooling units we chose to use the concept based on VRF systems by MVD. This concept was chosen because during the construction and leasing of premises it allows the Investor to quickly put this equipment into operation, without waiting for the installation of equipment on all floors. This system has proved to be more flexible on the configuration of the indoor units, it also minimizes the cost of both energy consumption (using an inverter principle), and the cost of the service (only the control of the system parameters, and if necessary, re-fuelling system with freon once a year). This solution is also characterized by high reliability (using a decentralized system, each floor and each tenant has their own independent cooling system). When a condensing unit experiences difficulty, no tenant is left without precious cold.
When preparing air-conditioning system for this site designers also considered another option - based on the principle of central chiller (system "chiller-fan coils"), but it was rejected for the following reasons; lack of location options for the equipment inside and on top of the roof of the building, deficit of large space technical facilities, large capital expenditures for the initial stage of commissioning of the equipment and the need to have a team of refrigeration specialists.
For the heating system it was agreed to use the classical two-pipe horizontal circuit with associated traffic of the heat transfer media. The heaters are PURMO steel panel radiators. For the heating pipes we used reinforced polypropylene. The use of pipes made of reinforced polypropylene significantly reduced the time for installation of the central heating system of the building.
When installing sanitary appliances they preferred a high-quality range by JIKA (Czech Republic).
When designing the engineering systems great attention has been paid to retaining the facade of the embankment side of the Obvodniy channel, since it is included in the list of protected KGIOP (Committee on state control, use and protection of historical and cultural heritage).
